The project is a housing refurbishment as part of our framework with Central Bedfordshire Council. The block of flats is home to elderly and vulnerable tenants, comprising 18 flats across two blocks.
Works included replacing the old roof tiles with modern alternatives, along with new UPVC fascias, vented soffits and high-capacity gutters to improve both appearance and rainwater management. During the removal process, it became clear the existing insulation was below standard, so additional insulation was installed to meet current building regulations and enhance warmth and comfort for residents.
An asbestos survey conducted before the works began identified Amosite Asbestos in the soffits. This was safely removed by licensed specialists under strict controls, with airtight enclosures and daily air monitoring in place. To minimise disruption, affected residents were temporarily relocated to a communal area with full support from the site team.
The worn cladding beneath the bay windows was replaced with white UPVC Shiplap and installed high-performance insulation behind. Improving both thermal efficiency and the visual appearance of the building.
All works were completed with resident safety and comfort as a top priority, while delivering long-lasting improvements to the building’s performance and presentation.
